1. Installation Problems

5. Shrinkage in the Roof

No roofing membrane remains unaffected as it undergoes shrinkage through time; of these materials most easily assimilated shrinkage is by EPDM (ethylenepropylenediene monomer), which is installed without any stretch. It is, in fact, the first to age and actually lose flexible properties due to the exposure to severely destructive UV rays at the molecular structure, and shrinkage, therefore, occurs. Shrinkage is also one of the common commercial roof problems that building owners face. However, both TPO and PVC roof materials do get affected.

Shrinkage sometimes leads to the membrane pulling apart from flashing and the separation of seams. Leaks in the roof are also due to the cracks and tears caused by shrinkage. 6. Flashing Fails
